Terms of Service

Ypodoxi ("we", "us", "our") is a direct booking platform for accommodation providers in Greece. It is operated by POTAMITIS IOANNIS ANDREAS, trading as WEB ARTWORKS, with registered address at Katastari, 291 00 Zakynthos, Greece (VAT No. EL136368852). By creating an account you agree to these Terms of Service.

1. The Service

Ypodoxi provides a subscription-based software service that enables accommodation providers to create and operate a direct booking website for their property. The service includes:

  • Design, build, and hosting of your property website
  • Availability calendar and booking management tools
  • iCal synchronisation with third-party platforms
  • Setup support and ongoing customer assistance

Ypodoxi does not act as a booking intermediary, travel agent, or OTA. Bookings made through your property website are a direct contractual relationship between you (the property owner) and your guests. We take no commission on bookings.

2. Account Registration

You must provide accurate and complete information when creating an account. You are responsible for maintaining the confidentiality of your login credentials and for all activity that occurs under your account. Notify us immediately at [email protected] if you suspect unauthorised access.

3. Eligibility

By subscribing you confirm that:

  • You are at least 18 years of age
  • You hold any licences or permits required by Greek law to operate the accommodation
  • The information you provide about your property is accurate and not misleading

4. Subscription Plans and Payment

The following plans are available:

  • Starter — €24 per month / €240 per year
  • Growth — €38 per month / €380 per year
  • Pro — €52 per month / €520 per year

Yearly plans are billed as a single annual payment and represent a saving equivalent to two months at the monthly rate. All prices are shown in euros. VAT is applied where required by applicable law.

Payment is processed by Stripe, Inc. Ypodoxi does not store your card details. Subscriptions renew automatically at the end of each billing period unless cancelled before the renewal date.

5. Cancellation and Refunds

You may cancel your subscription at any time from your account dashboard. Cancellation takes effect at the end of the current billing period; no refunds are issued for unused time within a paid period.

If you subscribed within the last 14 days and have not yet made active use of the service (no website published, no bookings received), you may request a full refund by contacting [email protected]. This applies once per customer.

We reserve the right to suspend or terminate your account for violation of these terms, with or without prior notice depending on the severity of the breach.

6. Property Content and Accuracy

You are solely responsible for all content published on your property website, including descriptions, photographs, availability, pricing, and any house rules. You warrant that your content does not infringe third-party intellectual property rights and is not misleading to guests.

You are also responsible for complying with all applicable Greek laws regarding short-term rental registrations, property taxation, and guest record-keeping.

7. Intellectual Property

The Ypodoxi platform, brand, software, and design are the intellectual property of POTAMITIS IOANNIS ANDREAS / WEB ARTWORKS. Your subscription grants you a non-exclusive, non-transferable licence to use the platform for the duration of your active subscription.

Content you upload (photographs, descriptions, logos) remains your property. You grant us a limited licence to store, display, and serve that content solely for the purpose of operating and improving your website.

8. Acceptable Use

You may not use Ypodoxi to:

  • Publish false, fraudulent, or misleading property listings
  • Harass, discriminate against, or harm any person
  • Attempt to gain unauthorised access to our systems or another user's account
  • Resell or sublicense access to the platform
  • Upload malicious code, spam, or unsolicited commercial communications

9. Disclaimer of Warranties

The service is provided "as is" and "as available". We make no warranties, express or implied, regarding the fitness of the service for a particular purpose, uninterrupted availability, or the accuracy of any content generated or displayed by the platform.

10. Limitation of Liability

To the fullest extent permitted by applicable law, Ypodoxi and its operator shall not be liable for indirect, incidental, special, or consequential damages arising from your use of the service, including but not limited to loss of bookings, revenue, or data.

Our total aggregate liability for any claim arising from these terms shall not exceed the total subscription fees paid by you in the three calendar months immediately preceding the claim.

11. Service Availability

We aim to maintain high availability but do not guarantee uninterrupted service. Planned maintenance will be communicated in advance where possible. We are not liable for downtime caused by third-party infrastructure providers, force majeure, or events outside our reasonable control.

12. Changes to These Terms

We may update these terms from time to time. Material changes will be communicated by email at least 14 days before they take effect. Continued use of the service after that date constitutes your acceptance of the revised terms. If you do not accept the changes, you may cancel your subscription before the effective date.

13. Governing Law and Jurisdiction

These terms are governed by Greek law and the applicable regulations of the European Union. Any disputes arising from or related to these terms shall be subject to the exclusive jurisdiction of the courts of Zakynthos, Greece, without prejudice to any mandatory consumer or business protection rights you hold under EU law.
